Spread over three levels, it has over 50 unique small business retailers, boutique fashion, specialty stores and a huge range of dining options.

Known for its open roof complex where you can shop and dine in the fresh air, Broadway Fair provides internet services to its diverse tenancy, so reliable high-performance connectivity is critical for the daily operations and success of these businesses, especially those that rely on VoIP and PoS systems.

The CHALLENGE

Modernising Infrastructure for Uninterrupted Business

Broadway Fair reached a critical inflection point with its IT infrastructure. Mandated to migrate to a new major ISP, they faced significant concerns about their existing IT provider, who presented potential conflicts and had proven unreliable.

The situation highlighted fundamental flaws in their network: a lack of redundancy created vulnerabilities, and centre management had no visibility or control over network load, performance, or access patterns. This lack of transparency made troubleshooting and proactive management impossible.

For tenants, unreliable internet meant business functions were potentially interrupted, especially high performance, low latency VoIP phone systems and the rock solid stability required for Point-of-Sale (PoS) transaction processing.

Failure in these areas potentially meant lost sales, poor customer experiences and operational friction – they needed a completely new, reliable and transparent network infrastructure.

Our SOLUTION

TechBrain Builds a Resilient Network Foundation

TechBrain designed and implemented a robust new network backbone built on MikroTik technology.

The solution featured high availability redundancy at the network level and advanced Border Gateway Protocol (BGP) failover between ISPs, ensuring maximum uptime and automatic switching in case of an outage.

Tenant connectivity was streamlined using PPPoE authentication, with each tenant receiving a dedicated static IP address for simplicity and ease of use. TechBrain actively assisted with tenant cutovers to minimise disruption.

Broadway Fair management was very happy with TechBrain’s quick procurement and execution, delivered on time and on budget. Tenant cutovers were managed with minimal business interruption.

That seamless tenant cutover process was a real achievement. Despite the significant changes we made to the backend, we kept disruptions to individual businesses to an absolute minimum. That helped preserve tenant goodwill and continuity.

After the implementation, connectivity issues for tenants plummeted. Their daily operations have now become much smoother and the level of support has provided tenants with a new level of confidence. Now, IT problems reported by management or tenants gets acknowledged and addressed by TechBrain the very same day.
